Financial freedom through real estate

I wrote several times about real estate and the posts really liked and were replicated. I believe that this post-article will be liked even more. 

I chose such a high-profile title for this article for a reason. Thanks to real estate, you can make exponential leaps in multiplying your finances. That is why since 2014 real estate has always been my focus. Today I decided to make a separate section on the site, where will I keep the status of my real estate portfolio. To show you how cool deals with her can be, I suggest reading the story below.

History of my property

The first object at Punane, Tallinn. year 2014.

The conclusion of the first contract, of course, seemed very difficult, but I did it perfectly. The cost of the first object was 51 euros. And all the funds for its purchase were covered by the bank at the expense of a housing loan. Instead of a down payment, I offered an apartment as collateral (with the help of my parents). Thus began the history of the first home loan. The contract was free for me. There was also a fairly preferential interest, namely 000% per annum + 1.170m eurybor. Of course, I had to pay the notary 1 euros for the transaction and 135 euros as a state fee.

The second object at Lasnamae, Tallinn. 2015

Went in is called the taste :). Just a year later, he began to organize the second deal, which was even more difficult than the previous one. To implement it, I already needed an initial payment of 5450 euros and 2 mortgage apartments (my parents helped with one) and also a guarantee from Kredex. The cost of the apartment was 50 euros. The conclusion of the contract was again free of charge, and the interest is 000% per annum + 0.770 monthly eurybor. But not without our favorite 3 euros for notary services, 138,83 state fees, and 80,5 for the conclusion of the Kredex contract.

I did not stop there, but subsequent objects remain not yet closed, so you can find out more about the history in sections here, the truth is no longer free, but for a one-time fee of 25 euros 🙂

But the history of the objects above ended in 2018. When both objects I managed to sell. To make all the math that follows easier, it's better to express it in a tabular expression.

By simple mathematical manipulations, we obtain 44 euros net income (of course, consider also the payment of taxes) for the period from 2015 to 2018. 

You also need to take into account that there were no personal investments (it was bought with credit money). Therefore, it is difficult to calculate the profitability, it will be simply cosmic. Almost from 0 to make 44 in 866 years.
